Desde nuestra experiencia como propietarios de la Casa Rural Pepita (desde el año 2000), nos damos cuenta que cada vez son más los fraudes, sobre todo en los últimos 3 años. Se tiene la creencia que un fraude sobre alojamientos turísticos te llega mediante whatsapp, un E-mail o un SMS, pues ESTO NO ES SIEMPRE ASÍ, existen fraudes de alojamiento incluso en plataformas que creemos seguras como Booking.com, Airbnb.com y muchas otras que también se ven asaltadas con fraudes dentro de sus propias plataforma en gran parte por no controlar lo suficiente sus propios espacios web y bases de datos, ya se sabe, el hambre por recaudar más dinero les hace olvidar la seguridad que deben tener, piensa que todas esas plataformas obtiene ingresos por los alojamiento que publicitan para alquilar.
Te daremos consejos para que tus vacaciones o días de descanso te puedan salir más económico al tiempo que también sean seguros en cuanto a legalidad, responsabilidad, etc.
Lo primero que tendrías que hacer es pensar que zona te interesa; zona rural, costa, zonas con servicios, en la naturaleza, una isla, un país concreto, etc. Busca el alojamiento que se ajusta a tus deseos y a los que viajen contigo, lo puedes buscar en plataformas, por google, google maps, etc., Antes de nada identifica que es lo que quieres.
Por un Lado ¿Cómo encontrar los mejores precios?
1.- Al identificar el alojamiento/s que te interesa/n fíjate en su nombre y busca en un explorador la web directa del alojamiento o el contacto directo del alojamiento, apartamento, casa rural, hotel, etc. En muchos casos los alojamientos tienen web propia y ofrecen precios menores que las plataforma y agencias ya que no están sujetos a las comisiones que estas ocasionan tanto a huéspedes como a propietarios.
2.- Una vez localizado el alojamiento que deseas, compara precios y es muy posible que el menor sea del propietario, en nuestro caso www.ruralcanary.com, no es necesario que uses otros recursos como tripadvisor y otros de este tipo, ya que suelen estar compinchados con los alojamientos para favorecer la captación de huéspedes y los sobre costes siempre repercuten en ti.
Por otro lado ¿Asegúrate que lo que vas a alquilar no tiene sorpresas?
1.- Fíjate que los precios son reales y si existen extras o sorpresas en cuanto a los precios y los servicios.
2.- Comprueba que el alojamiento tiene condiciones de la reserva y si no se expone en la web, contacta y solicita que te las envíe, si no las proporciona simplemente yo me olvidaba de ese alojamiento. Esto es muy importante ya que estas condiciones serán el contrato que tu establecerás con el alojamiento, si te convence las condiciones, pues adelante.
3.- ¿Es legal el establecimiento?, en caso que por cualquier causa tengas problemas en tu estancia y si el establecimiento no es legal, tendrás muchísimos problemas a la hora de reclamar y quizás termines perdiendo tu. Comprueba que tiene licencia como alojamiento turístico, por lo general son las Comunidades Autónomas las que tienen competencias. Mira en su web el número de licencia y si no lo tiene pídelo, si te lo proporciona, verifica el número en el apartado de turismo de la Comunidad, en el caso de Canarias esta es su web (Clic AQUÍ)
IMPORTANTE: Es igual de legal que te alquile el propietario directamente que una plataforma por importante y segura que parezca.
4.- Por último, ¿Has pensado si tu y lo tuyos están asegurados durante la estancia? Los establecimientos están obligados a tener un seguro de responsabilidad civil, pregúntalo antes de reservar, es más, pídele copia del seguro y comprueba que posee responsabilidad civil en el mismo, pero atento, no simplemente responsabilidad civil a terceros, se trata responsabilidad civil a favor del inquilino por causas de daños al inquilino y a sus acompañantes por el continente y el contenido del alojamiento y eso tiene que estar especificado en la póliza. Todo esto puede parecer muy latoso y la verdad que es un esfuerzo extra a la hora de elegir alojamiento, pero tal como está la cosa de fraudes sería peor las sorpresas. Te pongo dos ejemplos personales: Uno como huésped, alquile un alojamiento en Insssbruck (Austria) mediante una de las dos más importantes plataformas, cuando llegué al destino, el alojamiento no existía. Por otro lado recientemente me llama un huésped para entrar en mi alojamiento que había alquilado en la otra de las dos más importante plataformas de alojamientos, la reserva era de una propiedad idéntica a la mía en dicha plataforma, alguien había clonado mi alojamiento poniéndolo en la plataforma, pero claro, con otra cuenta corriente del propietario, fíjate que la misma plataforma no se aseguró que ese alojamiento ya existía y lo anunció. ASÍ ESTÁN LAS COSAS.
Por último:
Por la cuenta que me trae y como propietario de una única casa rural aclarar que no es lo mismo una Casa Rural o Casa Emblemática, que una vivienda vacacional o apartamento en el campo u otro tipo de alojamiento, en este caso me refiero a Canarias. Por ejemplo; una casa rural tiene que ser un vivienda anterior a 1950 cuando no existía ni el bloque ni la uralita, las Casa Rurales está catalogada oficialmente como “Patrimonio Histórico de interés cultural”, una casa rural tiene que poseer maderas noble y no derivados de la madera, tiene que estar rehabilitada con materiales inífugos al tiempo que medidas anti incendio entre otros aspectos. Todos estos aspectos no son igualmente exigibles para una vivienda vacacional, apartamento, etc.

There's a common misconception that a tourist accommodation scam reaches you via WhatsApp, email, or text message. This isn't always the case. Accommodation scams exist even on platforms we believe to be secure, such as Booking.com, Airbnb.com, and many others. These scams are also attacked by fraud within their own platforms, largely due to insufficient control over their own websites and databases. As we know, the hunger to raise more money makes them forget the security they should have. Keep in mind that all these platforms generate revenue from the accommodations they advertise for rent.
We'll give you tips to make your vacation or getaway more affordable while also being safe in terms of legality, liability, etc.
The first thing you should do is think about the area you're interested in: rural areas, the coast, areas with services, nature, an island, a specific country, etc. Find the accommodation that suits your needs and those of your traveling companions. You can search on platforms, Google, Google Maps, etc. First, identify what you want.
First, how do you find the best prices?
1. When identifying the accommodation(s) you're interested in, look at their name and search for the accommodation's direct website or the direct contact information for the accommodation, apartment, rural house, hotel, etc., in a browser. In many cases, accommodations have their own websites and offer lower prices than platforms and agencies, as they aren't subject to the commissions they charge both guests and owners.
2. Once you've found the accommodation you want, compare prices. It's quite possible that the lowest price will be from the owner. In our case, www.ruralcanary.com. You don't need to use other resources like TripAdvisor and similar sites, as they tend to collude with the accommodations to attract guests, and the extra costs always come back to you.
On the other hand, do you want to make sure that the accommodation you're renting doesn't have any surprises?
1. Make sure the prices are real and if there are any extras or surprises regarding prices and services.
2. Check that the accommodation has booking conditions. If they aren't posted on the website, contact them and ask them to send them to you. If they don't provide them, I'd simply forget about that accommodation. This is very important since these conditions will be the contract you establish with the accommodation. If you're happy with the conditions, go ahead.
3. Is the establishment legal? If for any reason you have problems during your stay, and if the establishment isn't legal, you'll have a lot of trouble filing a claim and may end up losing your license. Check that it's licensed as a tourist accommodation; generally, the Autonomous Communities have jurisdiction. Check their website for the license number, and if they don't have it, ask for it. IMPORTANT: Renting directly from the owner is just as legal as renting from a platform, no matter how important and secure it may seem.
4. Finally, have you considered whether you and your belongings are insured during your stay? Establishments are required to have civil liability insurance. Ask before booking. In fact, ask for a copy of the insurance and verify that it includes civil liability. But be careful: not simply third-party liability, but civil liability in favor of the tenant for damages to the tenant and their companions due to the building and contents of the accommodation, and this must be specified in the policy. All of this may seem very tedious, and it's certainly an extra effort when choosing accommodation, but given the current situation regarding fraud, the surprises would be worse. Let me give you two personal examples: As a guest, I rented a property in Innsbruck (Austria) through one of the two major existing platforms. When I arrived at my destination, the accommodation didn't exist. On the other hand, a guest recently called me to check into my accommodation, which he had rented through the other of the two major accommodation platforms. The reservation was for a property identical to mine that was listed on that platform. Someone had cloned my accommodation by listing it on the platform, but of course, with a different checking account than mine. Note that the same platform didn't verify that the accommodation already existed and advertised it. THAT'S THE WAY IT IS.
Finally:
For my own benefit, and as the owner of a single rural house, I would like to clarify that a Rural House or Emblematic House is not the same as a holiday home or apartment in the countryside, or any other type of accommodation, in this case referring to the Canary Islands. For example, a rural house must be built before 1950, when neither concrete nor asbestos concrete existed. Rural Houses are officially listed as "Historical Heritage of Cultural Interest." A rural house must be made of fine wood and not wood derivatives, and it must be renovated with fireproof materials and have fireproof measures, among other aspects. All of these aspects are not equally required for a holiday home, apartment, etc.

WICHTIG: Direkt vom Eigentümer zu mieten ist genauso legal wie über eine Plattform, egal wie wichtig und sicher es auch erscheinen mag.
4. Haben Sie sich schon einmal Gedanken darüber gemacht, ob Sie und Ihr Eigentum während Ihres Aufenthalts versichert sind? Unterkünfte sind verpflichtet, eine Haftpflichtversicherung abzuschließen. Fragen Sie vor der Buchung nach. Fordern Sie eine Kopie der Versicherung an und vergewissern Sie sich, dass diese auch eine Haftpflichtversicherung umfasst. Aber Vorsicht: Es handelt sich nicht nur um eine Haftpflicht, sondern um eine Haftpflichtversicherung zugunsten des Mieters für Schäden, die dem Mieter und seinen Begleitern durch die Bausubstanz und den Inhalt der Unterkunft entstehen. Dies muss in der Police aufgeführt sein. Dies ist ein Beispiel für unsere Unterkunft (hier klicken).
All dies mag sehr mühsam erscheinen und stellt sicherlich einen zusätzlichen Aufwand bei der Unterkunftsauswahl dar, doch angesichts der aktuellen Betrugssituation wären die Überraschungen noch schlimmer. Lassen Sie mich zwei persönliche Beispiele nennen: Ich mietete als Gast eine Unterkunft in Innsbruck (Österreich) über eine der beiden großen Plattformen. Als ich an meinem Zielort ankam, existierte die Unterkunft nicht. Andererseits rief mich kürzlich ein Gast an, um in meiner Unterkunft einzuchecken, die er über die andere der beiden großen Unterkunftsplattformen gemietet hatte. Die Reservierung betraf eine identische Unterkunft, die auf dieser Plattform gelistet war. Jemand hatte meine Unterkunft geklont, indem er sie auf der Plattform inserierte, allerdings natürlich mit einem anderen Girokonto als meinem. Beachten Sie, dass dieselbe Plattform nicht überprüft hatte, ob die Unterkunft bereits existierte, und dies auch nicht angekündigt hatte. SO IST DAS.
